The Golden Visa Villa Project, taking shape in Skala Gerakini near Thessaloniki on Greece’s Chalkidiki peninsula, is rising with Steelin light gauge steel building systems and HekimBoard solutions. Construction work has been successfully completed on the project, which spans a large area across 4 separate adjacent plots.
Taking shape on the enchanting shores of the Aegean, where the sea meets the sky, the project stands out as more than a holiday village: it is a modern living environment opening the door to a new life in Europe. Thanks to Steelin’s light gauge steel building production technology, durability and aesthetics, modernity and natural beauty come together under one roof. Production, shipment and on-site assembly processes were completed concurrently in the first and second phases of the project, which comprises a total of 63 villas.
The First Phase of the Golden Visa Villa Projects
The foundations of the Golden Visa Villa Projects were laid in the second half of 2024, and construction was completed in the first half of 2025. The first project, covering a total area of 1,364 m², comprises 6 single-storey villas, 5 two-storey villas and a two-storey lobby building measuring 102 m². With windows opening onto the blue of the Mediterranean and terraces capturing the magic of sunset, the villas in the first project became the benchmark defining the development’s architectural identity and quality standard.
The Second Phase of the Golden Visa Villa Projects
The second project, brought into operation during the second half of 2025 and the first half of 2026, significantly expands the scale of the development. Located on 3 plots, the second project comprises 52 two-storey villas, each measuring 120.3 m², with a total covered area of 6,255.6 m²… With this phase, the project crossed a critical threshold on its journey from a small villa community to a living environment meeting European standards.
